Welcome to MIA.Rentals. By accessing or using this website, you agree to be bound by these Terms of Service ("Terms"). These Terms apply to all visitors, users, renters, property owners, and anyone who contacts us through the site. If you do not agree, do not use the site.

MIA.Rentals is operated by MBB LLC under Real Broker LLC, Florida Real Estate License CQ1049632.

1. Use of the Site

You may use MIA.Rentals for lawful purposes only. You agree not to:

  • Use the site for any unlawful purpose or in violation of these Terms
  • Scrape, harvest, or systematically download listings or content without written permission
  • Submit false, misleading, or fraudulent information via contact or listing forms
  • Interfere with the security or integrity of the site or its infrastructure
  • Violate the Fair Housing Act or Florida Fair Housing laws in any inquiry or transaction

Content on MIA.Rentals — including neighborhood guides, market reports, lease advice articles, and FAQ answers — is provided for informational purposes only. It does not constitute legal advice, financial advice, or a professional opinion on any specific transaction. Consult a licensed Florida attorney and/or CPA for advice specific to your situation.

Transaction Broker Relationship

Unless a separate written agreement establishes otherwise, any licensed real estate agent acting through MIA.Rentals operates as a Transaction Broker under Florida Statute §475.278. A transaction broker provides limited representation to a buyer, seller, or both in a real estate transaction without a fiduciary obligation or a brokerage relationship with either party.

MLS Data Accuracy

Listing information displayed on MIA.Rentals may be sourced from Multiple Listing Service (MLS) feeds. While we strive for accuracy, we make no warranty regarding the completeness, accuracy, or timeliness of MLS data. Listing availability, pricing, and details are subject to change without notice. Always verify listing information directly with the listing agent or property owner.

3. Fair Housing

MIA.Rentals is committed to full compliance with the Fair Housing Act (42 U.S.C. §3601 et seq.) and the Florida Fair Housing Act (Fla. Stat. §760.20–760.37). We do not discriminate in the provision of services on the basis of:

  • Race, color, national origin, or ethnicity
  • Religion or creed
  • Sex or gender
  • Familial status (including presence of children under 18)
  • Disability or handicap
  • Any other class protected under applicable federal, state, or local law

If you believe you have experienced housing discrimination, you may file a complaint with the U.S. Department of Housing and Urban Development (HUD) at hud.gov/fairhousing or the Florida Commission on Human Relations (FCHR) at fchr.state.fl.us.

4. Intellectual Property

All original content on MIA.Rentals — including editorial text, neighborhood profiles, guides, site design, and graphics — is owned by MBB LLC and protected by U.S. copyright law. MLS listing data remains the property of the respective MLS and contributing brokers.

You may not reproduce, republish, or commercially exploit any content from MIA.Rentals without prior written consent. You may share individual listings or articles via standard social sharing tools for non-commercial, personal use.

5. User-Submitted Content

When you submit information through our contact or listing forms, you grant MIA.Rentals a non-exclusive, royalty-free license to use that information to respond to your inquiry, process your listing, and improve our services. You represent that you have the right to submit the information and that it is accurate.

6. Disclaimers and Limitation of Liability

MIA.Rentals is provided on an "as is" and "as available" basis. To the fullest extent permitted by Florida law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement.

In no event shall MBB LLC, Real Broker LLC, or their affiliates be liable for any indirect, incidental, special, consequential, or punitive damages arising from your use of (or inability to use) this site, even if advised of the possibility of such damages.

Our total aggregate liability to you for any claim arising from use of this site shall not exceed $100.

7. Third-Party Links and Services

This site may contain links to third-party websites (property management portals, local government services, MLS search tools). We are not responsible for the content, privacy practices, or terms of those sites. Links do not constitute an endorsement.

8. Privacy

Your use of MIA.Rentals is also governed by our Privacy Policy, which is incorporated into these Terms by reference.

9. Governing Law and Dispute Resolution

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute arising from these Terms or your use of the site shall be resolved exclusively in the state or federal courts located in Miami-Dade County, Florida. You consent to personal jurisdiction in those courts.

Before initiating any formal legal proceeding, you agree to provide us with written notice of your dispute and a 30-day opportunity to resolve it informally by emailing legal@mia.rentals.

10. Changes to These Terms

We may update these Terms at any time. The revised Terms will be posted on this page with an updated "Last Updated" date. Continued use of the site after changes take effect constitutes your acceptance of the revised Terms. Material changes will be announced on the homepage for at least 30 days.
